Senior living has been part of MODUS's practice for decades. Our experience runs across the full continuum of care: independent living cottages and apartments, assisted living, memory care, rehab-to-home, and skilled nursing. We have served these communities at every stage of a campus lifecycle, from masterplans and life cycle cost analyses through new construction, additions, and the replacement of aging boilers, chillers, generators, and building controls.

Engineering for senior living carries obligations that ordinary residential work does not. Residents live with the systems we design around the clock, so acoustics, draft control, humidity, and individual temperature control shape daily comfort and health. Skilled nursing and assisted living facilities answer to life safety and emergency power requirements that most building types never encounter. Nearly all of this work happens in occupied buildings, where construction phasing must protect residents who cannot simply relocate during a renovation. Our designs account for all of it, because a mechanical room decision in a care facility reaches the resident rooms above it.

The strongest measure of this experience is who calls us back. Western Home Communities, Meth-Wick Community, Luther Manor, the Rose Blumkin Jewish Home, Eventide, Good Shepherd, and Clarksville Skilled Nursing have each returned to MODUS across multiple projects, in several cases across decades of campus growth. Owners in this market plan in generations, and they keep engineers who understand their buildings, their budgets, and their residents.

Engineering approach

MODUS approaches senior living as long-lived infrastructure serving vulnerable occupants. Mechanical designs prioritize quiet operation, individual room control, and ventilation strategies that support infection control. Electrical designs address the emergency power and life safety systems that skilled nursing licensure requires, including generator sizing, transfer schemes, and nurse call and wander management coordination through our technology practice. Plumbing designs account for scald protection, domestic hot water recirculation, and Legionella risk management. Facility planning and life cycle cost analysis help owners sequence capital investment across a campus rather than react to equipment failure.
